Built around how water behaves in this valley
Moorpark was platted in 1900 and grew fast after 1980; more than three quarters of its homes were built after that year, many in the Peach Hill and Mountain Meadows neighborhoods south of the Arroyo Simi. Old Town and High Street hold the older stock north of Route 118.
That mix sets the list. Newer tract homes see slab leaks, tired water heaters in garages and failed washer hoses. Hillside streets and lots near the Arroyo Simi and the Walnut Canyon Drain take winter storm runoff. Rain is scarce for most of the year, then arrives in a few heavy storms between December and February, so roof flashing and drains get tested all at once.
What gets handled
Water and sewage only: water extraction, slab leaks, storm and flood water, burst pipes, roof and ceiling leaks, water heater and appliance leaks, sewage backups, wet hardwood floors, structural drying and commercial water damage.
How every dry-out here is held to a standard
Around-the-clock dispatch
Active water is treated as urgent at any hour, weekends and holidays included, from Old Town to Peach Hill.
IICRC S500 drying standard
Structural drying, not surface drying, with air movers and LGR dehumidifiers sized to the class of loss.
Claim-ready documentation
Moisture maps, daily psychrometric logs and timestamped photos taken before any demolition.
Valley water know-how
Winter storm runoff, slab leaks in newer tract homes, garage water heaters and sewer backups top the local list.
